Got Land or looking for land

for your Tiny Home?

Your next step is a...

Comprehensive Property Report (CPR)

The research needed to produce results!

READY TO HAVE A PROFESSIONAL DIVE INTO WHAT IT TAKES TO GET TO YES?

YES LET'S GO!

Talk to anyone who has spoken with their local building or planning

department about putting a Tiny Home on property, you'll find it is complex.

To minimize the overwhelm that comes hand-in-hand with not knowing the right questions

to ask or what to do with the answers you get then...

Having someone who's professionally

done this for 30 years...

...Might save you a ton of headache, and costly mistakes in the process.

You have two options…

Consider…

OPTION A

You could do your own research on the land and zoning, talk with planners and hope you can decipher all they require for a Tiny Home to go on the land

OR...

OPTION B

You could make the decision to trust an expert who has 30 years of installing Manufactured homes, working with local enforcement agencies to do the permitting, utility installation, transporting, setting and more.

The unfortunate truth is…

If you do something out of step or don't ask the right questions it could put you

back to the beginning, wasting time, energy and money.

I’M READY TO WORK WITH AN EXPERT

You're in the right place Imagine...

  • Knowing what your land is zoned for and what will be allowed

  • Knowing what type of building standard is allowed per the zoning of your land. (Note: Tiny Home is a marketing term not a building standard...yet)

  • Knowing what type of foundation is required and what you need to know about utilities

  • Knowing you made a good investment to get the answers you need to make good choices

YES I NEED THIS!

Here's What to Expect...

By getting your Comprehensive Property Research you check off a lot of boxes for you to move forward on your Tiny Home dream.

The CPR  will cover these 4 main aspects of the land you own or looking to own.

1

ZONING

What is my land

zoned for?

2

FOUNDATION

What is required by my local enforcement agency?

3

UTILITIES

What do I need to consider for the water, sewer/septic and electricity?

4

BUILDING

What type of Tiny Home is allowed?

You don't know what you don't know

What many people don't know is there are two parts to the Tiny Home Puzzle.

Building standards and Zoning Laws.

Building Standards have to do with the structure. Zoning laws have to do with the land.

When it comes to Tiny homes, there are 4 types of building standards, and often zoning laws only allow for 2 of the 4 types.

Some properties are "unrestricted" and allow for all types of building standards while other properties will require specific building standards, minimum size requirements, and much more.

It's our job to find out what your property allows and does not allow so we can support you with a plan to go forward.

Our goal is to help you avoid making expensive mistakes that lead to delays, unnecessary complications, and in the worst-case scenario, regrets.

I WANT TO KNOW

Introducing the Comprehensive Property Report (CPR)

When it comes to permitting a Tiny Home on your property, understand there are numerous variables between local municipalities. What each jurisdiction can stipulate with regard to building code, zoning code, and placement of the Tiny Home on a property depends on each jurisdiction.

With all the variables that exist my job is to find out your goals of what you want to do with your Tiny Home and find out exactly what your local jurisdiction allows and doesn't allow.

I need this !

What's included in my property's CPR?

1) We begin by performing a Google Earth view of the property:

  • We measure for proper space to accommodate the Tiny House
  • We measure the setbacks for the local zoning requirements
  • We evaluate site access for the Tiny House

We perform Local Governmental Agency research of the municipal codes for your Tiny House installation

We perform an Assessor’s Parcel Map research study to determine zoning laws and acceptance policies of your full project

2) In addition to the basic research mentioned in # 1, we do research on a list of items to fully confirm the legal installation of your new Tiny House.

In most cases, these requirements must be identified and listed in the permitting application and on the working plans of your project. These requirements are stipulated by both local and state ordinances.

WOW that is quite a list, I need this!

  • Foundation requirements
  • Soil type for the area
  • Ground load bearing capacities
  • Seismic zone compliance
  • Flood zone compliance
  • Wind load compliance
  • Roof live load compliance
  • Building code compliance
  • Parcel Zoning compliance (all aspects)
  • Solar compliance or exemption
  • Parking requirements
  • Density considerations
  • Waste Management Plan
  • Regional Transportation Mitigation Fee (RTMF)
  • Property Owner Covenant requirement
  • Construction General plan requirements
  • Site plan requirements
  • Infrastructure and utility plan requirements
  • Foundation plan requirements
